The Somerset town of Chard experiences traffic congestion that acts as a barrier to development and economic growth. Previous regeneration attempts centred on a ring-road that couldn’t attract funding.
We led a team to deliver a viable regeneration framework and implementation plan. We developed a phased approach that delivered a series of streets and over 3,000 homes, releasing sites incrementally. Our detailed financial modelling, viability testing, and recovery mechanism anticipating the Community Infrastructure Levy, ensures schemes benefit from additional infrastructure and stack up financially.
The results have informed planning policy and decision-making, been described as ‘best practice’ by the HCA and received endorsement by the South West Regional Development Agency.
